Once an item is reported we shall liaise with the landlord and the tenant. Should the tenant call out a contractor without the consent of the landlord or the agent, the charge may be passed on directly to the tenant.
Your lease requires you to inform the agent or landlord in good time if works are required to a property - you may even be held as negligent if you do not.
As an example consider a case where a tenant fails to inform a landlord's agent of a damaged shower seal. Water then penetrates the plaster through the perished seal, and as the plaster becomes soaked the tiles around the shower begin falling off.
The tenant could be found to be negligent for failing to advise the agent early enough for the seal to be repaired, so preventing the problem. In such a case, the tenant would be liable for the cost of the re-tiling.
